Building Owner

Under the Party Wall etc. Act 1996, a Building Owner carrying out certain building works must serve the appropriate notices on affected Adjoining Owners before work begins. Depending on the proposed works, the Act may require a Party Wall Award to be prepared by an agreed surveyor or by surveyors appointed for each owner. Our pricing guide reflects the different stages of the process and the level of involvement required, from serving notices and obtaining consent through to preparing an Award where a dispute arises.

Serving Notice is the first stage of your project. Based on your neighbour's response, additional party wall services such as a Schedule of Condition or Party Wall Award may be required.

PARTY WALL NOTICE& SCHEDULE OF CONDITION

Greater peace of mind. In addition to serving notice (everything mentioned in Outcome 1 above), we will professionally document the condition of your neighbour's property before work begins, providing an accurate record should it be needed.

If your neighbour consents to the Party Wall Notice, there is no need for a formal Party Wall Award. However, preparing a Schedule of Condition is still recommended, as it provides a clear record of the property's condition before the works begin and can help resolve any concerns about damage that may arise during or after the works.

Resolve the dispute. We conclude a party Wall Award, which includes serving notice and preparing the Schedule of Condition.

If your neighbour does not consent to the works, the Party Wall process moves to the next stage, where surveyors will prepare a Party Wall Award.

Please note that if your neighbour dissents to the notice and chooses to appoint their own independent surveyor, you will generally be responsible for paying that surveyor's reasonable fees. These fees would be additional to our own charges.

We invoice on completion — not up front. You only pay once your Party Wall Award has been completed and issued.

Adjoining Owner

My neighbour is doing work

As an Adjoining Owner, you have rights under the Party Wall etc. Act 1996 when a neighbour proposes certain building works. We act on an hourly-rate basis to review the proposals, advise you on your rights and protect your interests throughout the process. The final fee is agreed with the Building Owner's surveyor, with the costs generally being paid by the Building Owner in accordance with the Act.

Our hourly rate

£195plus VAT

In most cases, the Adjoining Owner's reasonable costs are paid by the Building Owner. We charge a straightforward hourly rate as standard, with fixed-fee quotations available on request.

As the adjoining owner, your reasonable surveyor's fees are typically met by the building owner — so you're usually represented at no cost to you.

Are your prices fixed?

Yes. For Building Owners, the fees set out above are fixed per adjoining owner, and only one outcome fee will apply depending on how your neighbour responds. For Adjoining Owners we charge an hourly rate, with fixed-fee quotations available on request.

I've seen cheaper prices elsewhere.

We focus exclusively on Party Wall matters, and our surveyors are members of either the RICS, the FPWS, the Pyramus & Thisbe Society and the CIOB. Our fees reflect specialist expertise, professional indemnity cover and a service we only invoice once the work is complete.
